What are the top three things that vendors can do to make the biggest impact when presenting their home for sale?

“When preparing your home for sale the top 3 things you can do to make the biggest impact are –

  1. Declutter
  2. Complete your to-do list and Paint
  3. Styling

Whether it be decluttering a home office and creating an extra bedroom or packing up the kids’ toy corner in the lounge room, it is important to present every room with a purpose.  Decluttering personal items, such as photographs allows buyers to feel comfortable and enables them to visualise themselves in the property.

It is important for potential buyers to not make a to-do list whilst viewing your property.  Having those small jobs completed like; fixing the door handle or replacing the broken light fitting allows potential buyers to feel like they can move in easily without any hassle.  When buyers are faced with a property that has many areas for attention, this either sees them reduce their offering price or sees them purchase a different property.  Once you’ve finished fixing those small jobs around the house, it is then important to paint.  Whether it is a full fresh coat of paint throughout the home or just touching up the scratches and nicks on the skirting boards, paint allows the property to feel fresh and new.

If you could only style two rooms in a home which ones would you choose and why?

“The 2 main rooms I would style are Lounge Room and Master Bedroom.

A lounge room is a family gathering area and is a favourite room for many home buyers.  The lounge needs to feel sufficient for family gatherings and comfortable enough for a relaxing evening after a hard day.  Ensuring the furniture placement is correct and in the suitable proportions to the room is extremely important.  Layering the lounge room with rugs, cushions and throws create a calm and relaxing feel.

The Master bedroom is equally as important to stage.  Creating a relaxing retreat for potential buyers is important.  Ensuring again the proportions of furniture are correct, i.e.  don’t use a single bed if the room isn’t overly big, downsize the king bed for a queen.  Having symmetry on both sides of the bed with bedsides and lamps ensures a fluent feel and keeps it clean looking.  Add drama and luxury to the bed with layers of throws and cushions in different textures.”

“More and more people are choosing to use a property stylist when selling their home as they know it will maximise the value of their property.  Of course, you only need one buyer to make a sale, however, you need many buyers to achieve the best possible price.

Many vendors have an emotional attachment to their homes and it can be hard for them to detach and see the property through someone else eyes.  A professional stylist is able to advise on what changes need to be made to enhance the property and make it appeal to a broad audience.
